Fall Roof Maintenance Checklist for Lake Norman Buildings
Published October 22, 2026 · Mooresville Elite Commercial Roofing

Fall is the most important roof season in the Lake Norman area — not because of cold, but because of what falls. Oaks and pines drop leaves and straw onto every flat roof for weeks, and the first heavy rain afterward tests every clogged drain. This checklist is the one our maintenance crews work from each October.
Clear the Drains and Scuppers First
Drains clogged with leaves and pine straw are the number one cause of fall leaks we see. Clear every drain bowl, check the strainer, and look for the dirt ring that marks where water stood. If water is standing 48 hours after rain, the drain or the slope needs work, not just cleaning.
Walk Seams and Flashings
Summer heat is hard on seams and sealant. Probe single-ply seams by hand, check EPDM seam tape edges, and look at every pipe boot — the rubber cracks in a predictable ring after years of sun. Catching a boot in October costs a small fraction of the ceiling repair it prevents in January.
Check Rooftop Gear and Its Curbs
HVAC units get serviced all summer, and service work leaves souvenirs: panel screws in the membrane, cut patches never sealed, tools dropped point-first. Walk every unit, check its curb flashing, and look for punctures in the traffic paths between units.
Metal Roofs: Fasteners and Rust
On metal roofs, fall is fastener season. Look for backed-out screws, cracked washers, and rust starting at panel edges and scratches. Each one is a five-minute fix now or a stain-spreading leak by spring.
Write It Down
Photograph the roof's condition each fall and keep the set with your building records. Dated photos prove maintenance for warranties, support insurance claims after storms, and let you watch slow problems — a growing pond, a tired seam — instead of rediscovering them as emergencies.
Questions Owners Ask
When exactly should fall maintenance happen?
Late October into November, after the heavy leaf drop but before winter rains settle in. Our maintenance plans schedule it automatically.
Can our own staff do this checklist?
Your team can handle drain clearing and debris. Seam probing, flashing work, and fastener replacement belong to a roofer — and warranty terms often require documented professional maintenance.
What does a maintenance visit cost?
Plans are priced by roof size and condition after a free first inspection, and they cost less than the single leak they are designed to prevent.
We skipped maintenance for years. Is it too late?
No. The first visit is a full condition inspection. Some roofs catch up with one round of small repairs; you will get the honest list in writing.
